Remote monitoring service

NISABA, ACIPro's remote monitoring service for installations

NISABA is ACIPro's remote monitoring service: we monitor your HVAC installations, pumping stations, wastewater treatment plants or industrial processes remotely, manage your alarms, store your data and send you a monthly report on what has happened and what is worth improving. All on Niagara 4 and open protocols, with the data, programs and licences in the client's name.

What NISABA is and why we chose the name

Setting up remote monitoring of installations is half the job. The other half is having someone look at the data, respond to alarms, correct whatever drifts and put it all in writing. NISABA is the name we give to that ongoing service: remote monitoring as a service, not just as installed equipment.

In Sumerian tradition, Nisaba was the goddess of writing, records and accounting. It struck us as a fitting name for a service that lives on exactly that: recording what each piece of equipment does, organising those records and accounting for them every month with data.

NISABA is neither proprietary software nor a closed platform. It is a service delivered by ACIPro technicians, working on Niagara 4 with Honeywell equipment, for which we are an official partner, or by integrating the system the installation already has, such as Schneider Electric's EcoStruxure Building Operation or Siemens Desigo.

What the remote monitoring service includes

The scope is tailored to each installation, but a NISABA remote monitoring service usually includes:

  • Supervision on Niagara 4 of buildings with a BMS, pumping stations, wastewater treatment plants and industrial installations, with custom graphics for each item of equipment.
  • Encrypted remote access, with individual user accounts and a control network segregated from the corporate network, following the principles of the ISA/IEC 62443 series. We explain this in detail in cybersecurity in BMS.
  • Alarm notifications to the client's maintenance staff and to ACIPro, during the service hours agreed in the contract.
  • Trends and historical data for temperatures, pressures, levels, consumption and operating hours, with points named according to our naming database and tagged with Project Haystack.
  • Monthly report with charts, alarms for the period, incidents and proposed improvements.
  • Automated fault detection (FDD): rules that review the data daily and that a technician validates before any alert is issued.
  • Energy management as a service: tracking of consumption and comparison between periods and buildings.
  • Remote adjustments to schedules and setpoints, in agreement with the person responsible for the installation.
  • Training for maintenance staff and users on their own installation.

We will reply within 24 working hours with an initial assessment.

How it starts: from installation to the first report

Getting started with NISABA always follows the same sequence, so that you know what you will receive before you commit:

  1. Inventory. We review the equipment, controllers, communications and whatever is already supervised. If any equipment lacks controls, we point it out and quote for it separately.
  2. Connection. We set up secure remote access, segregate the control network if it is not already segregated, and integrate the equipment over open protocols (BACnet, Modbus, KNX or LonWorks).
  3. Alarm list. We agree with your team which alarms exist, their priority, their time delays and who receives them. An alarm that nobody responds to is just noise.
  4. First report. After the first month of data we deliver the initial report: how the installation is performing, what is running outside its schedule or setpoint, and which adjustments we propose.

From then on, the service settles into its routine: alarms handled, periodic data review and a report every month.

Who does what: your maintenance contractor and ACIPro

NISABA does not replace the installation's maintenance staff; it supports them. Before we start, we put the division of tasks in writing, because that is what prevents an alarm from going unanswered or two people from changing the same setpoint:

  • Your staff or your maintenance contractor handle the work on site: changing filters, repairs, statutory inspections and anything else that requires being in front of the equipment.
  • ACIPro monitors remotely, reviews alarms during the agreed service hours, diagnoses using the historical data and resolves whatever can be resolved without a site visit: schedules, setpoints, control adjustments or controlled restarts.
  • When a site visit is needed, the call-out comes with the diagnosis already made: which equipment, what symptom, since when and what has already been checked. The visit is shorter and the right materials are brought along.

Any change we make remotely is logged with the user who made it, the time and the reason, and appears in that month's report. That way the person responsible for the installation knows at all times what has been changed and why, and can reverse it if they are not convinced.

If your installation has no maintenance contractor, we can also look at taking on maintenance of the control system, always as a defined scope separate from the remote monitoring service.

Tell us about your building and what concerns you. We'll tell you where to start.

From data to decisions: reports, FDD and energy

Historical data is only worth something if someone reads it. In the monthly report we don't just send you charts: we highlight what has changed and what should be done. For example, equipment starting earlier than necessary, valves that don't close, setpoints that have gradually drifted or pumps running more hours than usual.

Automated fault detection checks for those same situations every day. The rules generate alerts, but none goes out to your team until an ACIPro technician has reviewed it; this prevents FDD from becoming yet another source of alarms that nobody looks at.

The energy side follows the same logic: consumption by item of equipment or by building, month-on-month comparison and specific proposals. Depending on the starting point, optimising HVAC control typically delivers savings of between 15 and 40%, with payback periods of 2 to 4 years. If the improvement brings the building up to class B under UNE-EN ISO 52120-1, it can also generate Energy Savings Certificates.

What is yours stays yours

A remote monitoring service should not become a dependency. With NISABA:

  • The data and historical records belong to the client and can be exported.
  • The controller programs, the points database and the graphics are handed over to the owner.
  • The Niagara 4 and equipment licences are in the client's name.
  • The as-built documentation is updated every time we change something.

If you ever decide to change provider, the installation keeps running and another qualified integrator can take over. We would rather you stayed with us because the service is worth it to you, not because you have no alternative.

Who NISABA is for

We work from Cáceres across Extremadura and neighbouring provinces in Spain. The service is particularly well suited to:

  • Town councils and public authorities, with schools, swimming pools, sports halls and offices spread out and no overall view.
  • Hospitals and healthcare centres, where a temperature or pressure out of range cannot be discovered late.
  • Hotels, with variable occupancy and HVAC that needs to keep pace with it.
  • Industry, with processes, panels and auxiliary services that are worth monitoring without having someone on hand.
  • Irrigation communities and water services, with scattered pumping stations and treatment plants, sometimes with solar pumping. We cover this in more detail in remote monitoring of pumping stations and treatment plants.

If your installation already has a supervisory system but nobody makes use of it, NISABA can start from what is already there. If it doesn't, we install one first and then provide the service.

Case study

Multiplex cinema in Extremadura: monthly monitoring with real data

Multiplex cinema complex with chillers, air handling units and seven screens with temperature sensors. The screens are open from 17:30 to 0:00, but the heating and cooling plant was not operating to match those hours.

What we did

  • Chiller schedule adjusted to 16:00–01:00, in line with screen opening hours.
  • Staggered start-up of the air handling units, which previously all started at once.
  • Correction of the buffer tank setpoint, which was getting close to 4 °C, and adjustment of a three-way valve.
  • Monthly report with charts of temperatures, schedules and the operation of each item of equipment.

Frequently asked questions

Frequently asked questions

What is the difference between remote monitoring and the NISABA service?

Remote monitoring is the technical capability to view and operate an installation from a distance. NISABA is the service that makes use of it: ACIPro technicians who respond to alarms, review historical data, apply automated fault detection, adjust schedules and setpoints and send you a monthly report with specific proposals.

Is NISABA ACIPro software?

No. NISABA is the name of our service, not proprietary software. We work on Niagara 4 and open protocols, or on whatever system the installation already has, and the licences remain in the client's name. You don't need to install or pay for any ACIPro platform.

Do alarms go to my staff or only to ACIPro?

To both, depending on what we agree. We define with your team which alarms exist, their priority and who receives them. Notifications to ACIPro are handled within the service hours set in the contract; outside those hours, alarms continue to reach the people you designate.

Is remote access to the installation secure?

We use an encrypted connection, individual user accounts for each person and a control network segregated from the corporate network, following the principles of the ISA/IEC 62443 series. Every access is identified, and a user's permissions can be withdrawn without affecting anyone else.

Can I sign up for NISABA if my installation is from another manufacturer?

Yes. We are an official Honeywell partner, we have technicians certified by Schneider Electric and we integrate Siemens Desigo with ABT Site. If the equipment communicates over BACnet, Modbus, KNX or LonWorks, it can be integrated into the supervisory system. We first review what is already there to tell you what can be reused.

What happens to my data if I leave the service?

It remains yours. The historical data can be exported, and the programs, the points database, the graphics and the licences are in the client's name. We hand over the updated documentation so that another integrator can carry on without starting from scratch.

What does the monthly report contain?

Operation and consumption charts, alarms and incidents for the period, automated fault detection alerts already reviewed by a technician, and a list of proposed adjustments or improvements with the reason for each. It is designed so that the person responsible for the installation can make decisions without having to interpret raw data.

Is NISABA suitable for unmanned pumping stations and treatment plants?

Yes, it is one of the cases where it makes the most difference. We monitor levels, run status, faults, consumption and operating hours of pumping stations, including solar-powered ones, and of treatment plants, and alert whoever needs to act. This avoids unnecessary trips and means every visit starts with knowing what is wrong.

Call us or message us on WhatsApp on +34 634 456 471 and we'll go through it with you.

Do you have a control system that nobody knows how to maintain?

We review your installation and tell you what can be reused, what should be replaced and how much you could save.
